At first glance, that might sound like every home in Northwestern Lehigh suddenly gained 15% in value.
Unfortunately, real estate statistics aren’t quite that cooperative.
One property sold for $3.995 million in January 2026. In a relatively small real estate market like Northwestern Lehigh, one sale at nearly $4 million can have a significant impact on the average.

Northwestern Lehigh Home Prices Are Up — But There’s More to the Story
Through July 2026, the average Northwestern Lehigh home sold for:
$577,916
During the same period in 2025, the average was:
$500,030
That’s a year-over-year increase of 15.6%.
There’s no question that the Northwestern Lehigh real estate market remains strong.
But homeowners shouldn’t simply take last year’s estimated value of their home and add 15.6%.
Why?
Because there were only 55 closed residential sales in Northwestern Lehigh through July 2026, and one of those properties sold for $3.995 million.
With a small number of transactions, an unusually expensive home can move the average dramatically.
This is one of the reasons that determining the value of a home in New Tripoli PA, Weisenberg Township, Lynn Township or elsewhere in Northwestern Lehigh requires more than looking at an overall market statistic.
A realistic home valuation should consider factors including:

But another number tells a very different story.
Pending Home Sales in Northwestern Lehigh Are Up 9.1%
Through July, there were 60 pending home sales in Northwestern Lehigh, compared with 55 during the same period last year.
That’s an increase of approximately 9.1%.
This is important because it suggests that buyer demand hasn’t disappeared.
Buyers are still actively trying to purchase homes in the Northwestern Lehigh School District.
The challenge is finding enough homes that meet their needs.
And that brings us to perhaps the most important real estate statistic in this month’s update.
Only 19 Homes Were Available for Sale in Northwestern Lehigh
At the end of July 2026, there were just 19 homes for sale throughout the entire Northwestern Lehigh School District.
A year earlier, there were 27.
That’s a decline in available housing inventory of almost 30%.
Consider the size of the area we’re talking about.
Northwestern Lehigh includes communities and properties throughout:
- New Tripoli
- Weisenberg Township
- Lynn Township
- Heidelberg Township
- Lowhill Township
- Germansville
- And portions of surrounding postal areas within the Northwestern Lehigh School District
And yet there were only 19 homes available for sale at the end of July.
For homeowners thinking about selling a home in Northwestern Lehigh, that’s significant.
There may simply be less competition from other sellers.

They are active buyers who haven’t yet found the properties they’re looking for.
So if you’re reading this and thinking:
“She just described my house.”
It may be worth having a conversation.
That doesn’t mean you have to put a For Sale sign in the front yard tomorrow.
It simply means you may own the kind of Northwestern Lehigh property for which there is already demonstrated buyer demand.
Is 2026 a Good Time to Sell a Home in Northwestern Lehigh?
Based on the current numbers, the combination is certainly compelling for homeowners:
Inventory is down nearly 30%.
Pending home sales are up more than 9%.
